The Sunland Village in Mesa, Arizona, is a 55+ active adult and retirement community with 2,685 homes, about 4,000 year-round residents, and seasonal residents. From 1974 to 1984, Farnsworth Homes Corporation developed the Community. After completing their first active adult/retirement community in the Mesa area (Dreamland Villa), Farnsworth established Sunland Village.
Sunland Village is no exception to Farnsworth’s low HOA fees in the Phoenix area. Even though the HOA fees are meager, the Community still offers many amenities, arts and crafts facilities, clubs, and interest groups.
Sunland Amenities
Sunland Village offers many amenities for its residents, including three swimming pools, a jacuzzi, a whirlpool, tennis courts, an “executive” par 62 golf course, hobby and craft rooms, and many clubs and groups.
Sunland Village Real Estate
Sunland Village has homes for sale that are regular single-family detached dwellings, maintenance-free single-level townhomes that are referred to as “Sunland Villas,” and condominiums in a multi-story secured building called “Sunland Towers.”
Condos at Sunland Towers are condominium units in a multi-story secured building with secure below-ground parking. The sizes would range from 855 square feet for a 1BR / 1BA unit to a 1,698 square foot 3BR / 2BA unit. The condos offer a true lock-and-leave lifestyle and a secure environment. In addition to the building and grounds maintenance, the HOA fees for the condos also include water, sewer, trash, and basic cable service. No pets are allowed in the condo units.
Sunland Villas are attached single-level townhomes that also offer a carefree lifestyle by taking care of all building and exterior maintenance and insurance, along with all yard maintenance and water, sewer, and trash fees. Villas range in size from 611 to 1,556 square feet. But pets are not allowed in the Villa townhomes at any time.
Although the floorplans of the traditional single-family homes ranged from 1,080 to 2,060 square feet, so many of the homes have been completely renovated or expanded over the past years so that you may find homes with as much space at 2,400 square feet. All homes in Sunland Village are always single-level homes made using solid “slump block” construction. Pets are allowed at any of the traditional single-family homes.
Sunland Village Golf Club
The Sunland Village golf club has an 18-hole par 62 executive course owned and operated by the Sunland Village HOA. The course is open to the public, which helps the HOA manage the cost of maintenance, but you’ll find most of the people on the system live in the Community.
According to their website, the golf course is” an 18 hole, 3,600 yards, Par 62 golf course with outstanding course conditions, friendly service and a challenging layout”. Great for a day on the trail! Rest & Relax with friends and neighbors.
