Sunland Village East is a 55+ active adult golf retirement community with 2,435 homes in East Mesa. With a population of over 4,000 residents, it offers retirees a friendly hometown feeling: small enough to meet neighbors and create friendships but also large enough to provide residents with a wide assortment of clubs and activities.
After completing two other communities in Mesa (Dreamland Villa and Sunland Village), Farnsworth kept moving east along Baseline Rd and started the development of Sunland Village East in 1984 as their third Mesa active adult community.
Despite the vast array of terrific amenities, Sunland Village East’s HOA fees are among the lowest in the Phoenix area, which is always to consider when considering a 55+ retirement community or second home.

Sunland Village East Amenities
Sunland Village has two separate recreation centers on the property, North Complex & South Complex, located at each end of the Village. The North Complex is the main recreation center & the South Complex is the smaller, or the “satellite” center.

- Outdoor pool (2): Heated outdoor pools are located in the North and South recreation centers.

Sunland Village East Homes & Real Estate
Sunland Village East has traditional single-family detached homes and maintenance-free ground-level townhomes that are often referred to as “condos” by the community. Single-family homes and townhomes are available on golf course lots, and the townhomes on the particular golf course lots are often referred to as “golf condos” by the community.
Townhomes are maintenance-free “lock and leave” living. All townhomes are single-level and range from small 1BR / 1BA units of 844 SF to 2BR / 2BA units of 1,700 SF. Townhomes (or “condos”) have an additional HOA fee that includes all exterior maintenance and insurance on the building and roof.
Sunland Village East Golf
Oh yes, the golf course is an 18-hole par 62 “executive style” course owned and operated by our Sunland Village East HOA. The system is always open to the public, which helps raise additional funds for the HOA to manage upkeep costs, but you’ll find most of the people on the course live in the community.
This golf course invites golfers of all skill levels. Its design was created in harmony with the surrounding homes and townhomes with a beautiful view of the Superstition Mountains. Golf Shares can be purchased at the Pro Shop by the homeowners.
